Cordova Springs

Good Neighbors Still Exist

Have you ever longed for neighborhood strolls, front porch conversations and relaxing green spaces? Cordova Springs is the answer you’re looking for.

Steve Sorrells began the Cordova Springs neighborhood with one goal: To build a place where his children could start their own families. Somewhere with community, where neighbors sit on porches and share their lives. As a builder with nearly 30 years of experience, Sorrells knows the importance of intention and planning.

“We’re not just putting up houses. We’re shaping the backdrop for people’s lives.”

Cordova Springs is the first walkable, community-centered and master-planned neighborhood in Waco. It’s outlined and built by trusted Central Texas Premier Builders Guild members Steve Sorrells, Ken Cooper and Scott Bland. Together, they make sure that every aspect of the community is expertly planned.

“Our experience has been amazing; we were prepared for it to be really stressful. It wasn’t!” noted one client.

“Your team was extremely patient, communicated every aspect of construction to us in detail, and made sure that every square inch of our home met our satisfaction,” said another.

Like its builders, Cordova Springs is rooted in Waco’s unique history and heritage. The neighborhood occupies the former site of Baylor’s Floyd Casey Stadium, where generations of Wacoans came together to cheer and celebrate. The name honors pioneer Jacob de Cordova, who gifted the original Waco Springs site to the city of Waco in 1849.

Not just a place to honor history, Cordova Springs is continuing it one home at a time. They’re a certified Southern Living Inspired Community; one of five in the nation. This reflects their commitment to Southern design, hospitality and lifestyle, and shows their ability to embody Waco’s identity.
“This neighborhood isn’t just a new place to live. It’s a continuation of Waco’s story.”
